This needs to come from the massification of existing and proven technologies. These so-called ‘third wave’ infrastructural assets (heat pumps, solar panels, biomass boilers, led, phev chargers, heat to power systems, battery-to-grid-services) can be too small for traditional project financers. Door Vincent Nobel, Head of Asset-Based Lending, Federated Hermes Limited Vincent Nobel explores the risks and opportunities to long-term real estate values brought on by the evolving structural changes in how people use buildings. In his talk, he will discuss how taking an underwriting approach that is centred on ensuring long-term tenant demand resilience not only supports the transition to net zero, but also ultimately delivers better risk adjusted returns in the long run. Central to his discourse is the premise that the retrofitting and refurbishment of existing buildings must be a central feature of advancing the real estate sector towards net zero, if we are to limit the risk of real estate assets becoming stranded, and therefore that sustainable real estate lending needs to incorporate a pro-active approach for dealing with properties that are at risk of falling behind required or acceptable standards. |
